What is a rechargeable repair?
Most day to day repairs that are the Association's responsibility will continue to be carried out as normal. However, charges may apply where damage, negligence or misuse has resulted in additional costs.
Examples include:
- Deliberate, accidental or negligent damage caused by a tenant, household member or visitor
- Lost keys requiring locks to be changed.
- Replacement door entry fobs.
- Unauthorised alterations to a property that need to be put back to their original condition.
- Contractor call-outs where access has not been provided as arranged.
- Fly-tipping, dog fouling, misuse of refuse bins and items left in communal areas.
- Costs associated with clearing belongings left behind when a tenancy ends
A fair and reasonable approach
We understand that every situation is different. The Association will consider individual circumstances before deciding whether a charge should be applied and may use discretion where appropriate. Affordable payment arrangements can also be agreed where required.
The aim of the policy is not to increase charges, but to ensure that repair costs caused by avoidable damage or misuse do not impact services and investment for other tenants and residents.
