Repairs to New or Improved Housing All repairs should be reported to the office. Repairs to new or improved houses are carried out by the contractor responsible for the building work / improvement of your home. He remains responsible for any legitimate repair work required in the 12 months following completion. This is called the Defects Liability Period (DLP). Repairs undertaken during this period may take a little longer, as systems for dealing with DLP repairs may differ from the arrangements the Association has in place with its maintenance contractors. You are asked not to decorate during this period, as it is quite normal for plaster and timber to shrink during this time. Cracks may, therefore, appear on the walls. At the end of the DLP, the architect and the maintenance manager will visit the property, inspect it for defects and instruct any necessary repairs.
